These Terms & Conditions ("Terms") govern your use of mesquitegolfmansions.com and your booking of a Mesquite Golf Mansions ("MGM," "we," "us") property. By submitting a booking request, you agree to these Terms.

1. The Program — Text Messaging

Program name: MGM Booking & Payment Notifications

By providing your phone number during booking, you consent to receive SMS text messages from Mesquite Golf Mansions related to your reservation, including booking confirmations and individual payment links for your trip. Consent is not a condition of purchase.

Message frequency varies based on booking activity. Message and data rates may apply. You can opt out at any time by texting STOP. For assistance, text HELP or contact Sheri@mesquitegolfmansions.com. Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy for how we handle your information.

1a. Internal Personal Reminder Messaging Program

Program name: MGM Owner Daily Task Reminders

This is a separate, internal-use text-message program operated by MGM's owner for her own personal and business planning. The program has a single recipient — the account owner's own verified phone number — and sends automated daily reminders summarizing tasks, schedules, and progress. There is no third-party guest or customer enrollment in this program. Message frequency is daily. Message and data rates may apply. The recipient may reply STOP at any time to opt out, or HELP for assistance. Carriers are not liable for delayed or undelivered messages.

2. Bookings & Deposits

• Submitting a booking request through the Site is a request to reserve a property; a deposit is required to confirm and hold your dates.
• Each property is booked and paid for through its own designated payment account; group members may each pay their individual share via a payment link sent to their phone.
• Pricing displayed on the Site is an estimate based on dates, group size, and selected add-ons, and is confirmed by your concierge before final charge.

3. Cancellations & Holds

• A 24-hour hold may be placed on requested dates for a separate hold fee, credited toward your deposit if you proceed with booking.
• Cancellation terms will be confirmed with your concierge at time of booking and may vary by season and property.

4. Guest Conduct

Guests are expected to treat each property with care and respect local noise and occupancy guidelines. Guests are responsible for any damage beyond normal wear and tear during their stay.

5. Add-On Services

Optional services (chef, grocery stocking, tee-time concierge, transportation, early check-in/late check-out, etc.) are subject to availability and may be confirmed or adjusted by your concierge prior to arrival. Tee times are arranged on a best-efforts basis subject to golf course availability; greens fees are billed at each course's own rate.

6. Payments

Payments are processed securely through Stripe. By submitting payment, you authorize MGM to charge the agreed amount to your provided payment method.

7. Limitation of Liability

MGM provides property rental and concierge coordination services. To the extent permitted by law, MGM is not liable for indirect, incidental, or consequential damages arising from your stay or use of third-party services (golf courses, transportation providers, caterers, etc.) arranged on your behalf.

8. Changes to These Terms

We may update these Terms from time to time. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
